12 EAST EAGER STREET
LOCATION: Mount Vernon, Baltimore, Maryland
YEAR: 2021
SIZE: 7,500 SF, 11 studio apartments
CLIENT: Reveal Real Estate Development
Located in Baltimore’s Mount Vernon neighborhood, this project transforms a historic 20-foot-wide townhouse into much-needed student housing. With demand high in the area, the design accommodates 11 apartments—a mix of one-bedroom units and compact “micro-units” of 300 square feet or less. To achieve this density while preserving historic character, the team began with a detailed code evaluation, which revealed that only one new basement-level opening was required for egress. This approach kept the project well within CHAP guidelines while maximizing livable space. The result is a collection of bright, efficient apartments that pair preserved historic trim with clean finishes and abundant natural light.
