7TH ST MARINA BREWERY
MASTER PLAN

The proposed plan is a concept plan to aid in developing an 8-acre site fronting the Christina River in Wilmington, Delaware. The site was previously owned and operated as two sites for industrial purposes, and Wilmington had been seeking concept plans for the 7th street armature to try to bring retail and public interest to the formerly Industrial area.

The scope of the master plan includes the following: New structures on the site for a destination brewery campus, including a production Brewery, a Tasting Room + Event Space, an Outdoor Entertainment area, Walking/Hiking trail through the property, Food Truck platform, and a Children’s Play area situated in line of sight from the Tasting Room. As a second phase for the site development, a future Housing component was added to enhance the overall site qualities, and demonstrate how 7th Street could develop, in time, to a viable community and neighborhood for Wilmington. The Brewery is envisioned as an Incubator Space to support small-business brewers. A brewer housing component as live-work space is imagined next to the brewery for the open exchange of ideas.
