Recent interest in Pickleball has launched a competitive effort to find indoor and outdoor places to develop for the sport. Developers have become focused on fitting courts into buildings that previously would be difficult to program for anything other than warehouse space.

For this project, Twopoint Studio was engaged to re-imagine a vacant warehouse just south of the redeveloping Perkins Homes area in Upper Fells Point, Baltimore MD. This warehouse space formerly housed a stone and marble distributor.

The roughly 10,000 sf warehouse is divided into 3 bays. The developer also owns a series of vacant lots to the north of the building which will be developed in the future for 3 outdoor courts. Thus, the first bay (north bay) was programed as a tasting room with self-service beer taps. The two bays below provide space for two indoor courts, a full commercial kitchen, a players lounge and a leasable event space for small groups.

The project has the potential to enliven an area that has long been forgotten within Baltimore City.
