Located on a 6.5-acre site in Annapolis, Newtowne 20 replaces an aging 1970s public housing complex with a new community designed to meet the needs of residents today. The redevelopment includes 78 apartments across eight buildings, along with a community building, new infrastructure, and shared outdoor amenities.
Twopoint Studio provided full architectural services for the community building and led construction administration for the entire project in partnership with Wallace Roberts & Todd (WRT). The redevelopment leverages LIHTC and other funding sources to deliver long-term affordable housing while exploring energy innovation through participation in a microgrid grant program with BGE, the Maryland Energy Administration, and the Housing Authority of the City of Annapolis.
The design creates a safe and connected neighborhood, organized around a central green space with a tot lot, basketball court, and community clubhouse. Apartments range from one- to three-bedroom homes, offered in stacked flats and walk-up buildings, with each unit featuring modern conveniences including in-unit laundry and dishwashers. Accessible units and parking ensure inclusivity for residents with mobility, hearing, or visual impairments.
