Union Market is a mixed-use complex combining rehabilitation of existing buildings and new construction of residential apartments located along New York Avenue in Washington, DC. Twopoint Studio was engaged to design the renovation and restoration of approximately 300 lineal feet of facade facing 5th and Morse Street, along with approximately 50,000 square feet of tenant shell space on two stories, just south of the original Union Market food market.
The goal was to establish a retail presence to cohabitate with the food market and other opportunities shaping the area. Previously used as a warehouse distribution facility for street vendors, meat vendors, and other random products, the spaces had fallen into disrepair. The bulk of the 5th Street Facade was reconstructed to mimic traditional retail storefronts with the challenge to provide varied character to the new storefronts, each with a different material palette and aesthetic.
The overall project is LEED compliant, with several new features to enhance the retail spaces that are subtly mixed in with the wonderful urban aesthetic of the existing structure, including a green roof and roof deck for the second-story office space.
