The Walbrook II apartments are the second phase of a development located on the 5+ acre former site of Walbrook Lumber Mill. Phase II encompasses a landlocked portion of the site to the north and no street frontage with the CSX railroad directly to the east and a large retaining wall to the west. The nearby residential neighborhoods are visually removed from the existing site, which sits high above the adjacent properties. A focus on providing additional affordable housing units while expanding amenities for the surrounding neighborhood created an opportunity to link the two phases of the project with an outdoor community space for a farmers’ market and gathering, and a multi-purpose room for community events.
Salvaged steel arches from the former warehouse highlight the outdoor room, while the 60 new apartments are broken into three buildings, which pay homage to the nearby Baltimore rowhouses, utilizing the familiar vocabulary of three-story brick structures with narrow vertical bays. Apartments offer modern amenities, including a common corridor, shared entries, a laundry room, bicycle storage, and administrative offices.
